In response, and under our legal supervision, Leisa Rackham is now managing homeowner associations.

Here’s what Leisa can do for your homeowner association:

  • Obtain tax number and establish bank accounts.
  • Escrow instructions and coordination with closing agents on properly funding the HOA on initial purchases and transfers.
  • Maintenance of membership rolls and homeowner contact information.
  • Invoicing homeowners.
  • Making bank deposits.
  • Timely and regular payment of bills.*
  • Maintenance of QuickBooks accounting (income & expense, assets & liabilities).
  • Budget preparation.
  • Preparation of IRS Form 1120-H tax return.
  • Contracting for services and supervision.
  • Preparation and distribution of homeowner association documents to prospective buyers.
  • Sending notice of required meetings, preparation of agendas and meeting minutes.
  • Assistance in scheduling and locating meetings.
  • Mandatory reporting to the Idaho Secretary of State
    *All checks are signed by the appropriate association officer.  Leisa will prepare checks and insure proper financial accounting, but will not have signing authority.  If no officer is available, an attorney in our office may be authorized by the developer/HOA to sign bank drafts.

Cost:  $50.00 per hour
